Tiny Home Protection Done Right

A tiny home is exposed to the full force of the weather with a fraction of the mass of a standard house — which makes its roof, flashings and cladding work harder to keep water out. Add road transport for those on trailers, and the joints and seals are under constant stress. Once water gets past them, it spreads through the framing and lining, causing rot and expensive structural damage that's often hidden until it's serious.

Our range of flexible, UV-stable coatings is built to stop that from happening. Formulated and manufactured in New Zealand for our harsh conditions, these coatings move with the building — bridging cracks, sealing flashings, and forming a watertight barrier that lasts. The System

How to Apply the System

A complete tiny home coating job follows four stages. Skipping any one of them is the most common cause of premature failure.

Clean
Treat and remove moss, mould and algae with MuckOff, then wash back to a clean, sound, contaminant-free surface.
Reinforce Joins
Bed GeoFabric into a base coat of S400 over roof joins, flashings and penetrations.
Encapsulate
Build up further coats of S400 so the GeoFabric is fully encapsulated and no longer visible.
Coat
Finish with multiple coats of S400 across the roof, walls and gutters for a durable, flexible, watertight membrane.

Yes — S400 is a DIY-friendly coating, and our Waterproofing DIY Kits include everything you need: coating, reinforcement tape, MuckOff cleaner, and application tools. Start by cleaning back to sound, contaminant-free material with MuckOff. Reinforce roof joins, flashings, and penetrations with GeoFabric bedded into a base coat of S400, then build up further coats so the fabric is fully encapsulated. Finish with multiple coats across the roof and walls for a continuous, flexible, watertight membrane. Always follow the product's Technical Data Sheet, and if you're unsure about your particular build, get in touch and we'll talk you through it.
Most tiny home leaks start at flashings, roof joins, and penetrations where the original sealant has broken down under UV exposure — and for tiny homes on trailers, the constant movement of transport accelerates that wear. Reinforcing these points with GeoFabric encapsulated in S400 targets exactly where water tends to get in.
S400 cures to a tough, flexible, UV-stable membrane built to move with the building rather than crack as it flexes. How long it lasts depends on how well the surface was prepared, how many coats were applied, and the conditions the home is exposed to. Getting the prep right, reinforcing your joins, and building up the coats gives the most durable result — and an occasional inspection of flashings and high-wear areas, with a re-coat where needed, keeps the barrier working for the long haul. Because DIY application isn't something we can verify, DIY-applied products carry your statutory rights under the Consumer Guarantees Act 1993 but not a performance warranty — see our warranty page for details.
S400 comes in three standard colours — Black, Gull Grey, and White — and can be colour matched to almost any standard roof colour, with a minimum order applying for custom colours. Our colours are based on the COLORSTEEL® range but are individually formulated and may vary from the standard. Get in touch to discuss a custom colour for your build.
